Manatee County Condo Milestone Inspection Program 

 

On May 26, 2022, a new state law, FS 553.899, went into effect which established mandatory structural inspections are required for condominium and cooperative association buildings three (3) stories or taller. These “Milestone Inspections” are performed by a licensed architect or engineer, authorized to practice in the state of Florida.  These buildings are being identified through a GIS mapping process.   

The following guidelines have been established: 

  1. Condominium and Cooperative Buildings located within 3 miles of a coastline, that are three or more stories in height and have had a Certificate of Occupancy Issued on or before July 1, 1992, the building’s initial milestone inspection must be performed before December 31, 2024. 

  1. Condominium and Cooperative Buildings located within 3 miles of a coastline, that are three or more stories in height and have had a Certificate of Occupancy Issued after July 1, 1992, the building’s initial milestone inspection must be performed once the structure reaches 25 years in age and every 10 years thereafter. 

  1. Condominium and Cooperative Buildings located more than 3 miles of a coastline, that are three or more stories in height and have had a Certificate of Occupancy Issued on or before July 1, 1992, the building’s initial milestone inspection must be performed before December 31, 2024. 

 

  1. Condominium and Cooperative Buildings located more than 3 miles of a coastline, that are three or more stories in height and have had a Certificate of Occupancy Issued after July 1, 1992, the building’s initial milestone inspection must be performed once the structure reaches 30 years in age and every 10 years thereafter. 

Where the date of issuance of the Certificate of Occupancy is not available, the date of issuance of the certificate shall be the date of occupancy evidenced in any record of the code official.
